THE TOWN IS YOUNGER THAN ITS HAIL RECORD

Drive Prosper’s grid — Frontier to First Street, Preston to Custer — and most of what you pass was framed and roofed after half the storms in the table below had already fallen. That’s the quiet catch of a boomtown: the ground has a weather history the residents haven’t lived through yet. When baseball-size hail fell east of Prosper on April 21, 2017, most of today’s driveways didn’t exist. The storms haven’t moved away because the builders arrived; the record below is what the next decade statistically looks like, on ground that now holds thousands of outdoor-parked SUVs and trucks instead of pasture.

New-town hail has a money profile all its own.
