THE TOWN IS YOUNGER THAN ITS HAIL RECORD

Drive Prosper’s grid — Frontier to First Street, Preston to Custer — and most of what you pass was framed and roofed after half the storms in the table below had already fallen. That’s the quiet catch of a boomtown: the ground has a weather history the residents haven’t lived through yet. When baseball-size hail fell east of Prosper on April 21, 2017, most of today’s driveways didn’t exist. The storms haven’t moved away because the builders arrived; the record below is what the next decade statistically looks like, on ground that now holds thousands of outdoor-parked SUVs and trucks instead of pasture.

New-town hail has a money profile all its own. Quarter-size at 12:41 AM in April 2017. Quarters in town at 5:14 in the morning, March 2019. Half-dollars at 3:32 AM in February 2022. Measured inch hail off Eldorado and Preston at 12:30 AM that May. A 5:30 AM round south of Celina in 2024 — and the ring’s most recent entry, quarter-size at 5:03 AM on April 20, 2025. Nobody watches these storms fall. The evidence waits on the hood, and it reads best exactly once a day: early, with the sun low and raking across the metal.

That’s worth turning into a habit. After any overnight thunder, walk the car in the first slanted light and look down the hood and roof at a shallow angle — overnight hail is how a car wears dents for months before anyone notices, usually at the worst moment: a trade-in appraisal, a lease inspection, a detail. If you find texture you can’t explain, photograph it in that same light and text it to us; matching the pattern to a dated entry in the federal log — that’s the table below — is how an undated discovery becomes a claimable date of loss. Each row is a National Weather Service local storm report logged in Prosper or within five miles of the town center — a ring that takes in Celina’s south side, the Preston Road seam toward Frisco, and the 380 corridor west toward Little Elm. Point reports carry their usual honesty clause: they mark where a person stood, not the storm’s edges. A new subdivision with nobody home yet can take a beating and never enter the log — in a town growing this fast, that’s not hypothetical. Dates are what the log settles, and dates are what claims need.

The reading that matters: this is not a once-a-decade lottery. The ring has taken inch-plus hail in 2017, 2018, 2019, 2021, 2022, 2023, 2024 and 2025 — eight of the last nine years, with only 2020 staying under the inch line — and nothing at an inch or larger has been logged so far in 2026, which is a lucky stretch, not a trend. Traveling hail crews read a town like a sales map, and Prosper scores high on every axis: dense new rooftops, expensive outdoor-parked vehicles, and thousands of homeowners who’ve never been through a DFW hail season before. And the deductible “we’ll take care of it” wink, done by padding the insurance estimate, is fraud under Tex. Penal Code §35.02 — prosecuted under the car owner’s name, not the crew’s.
